Full Fenestration Replacement for a Two-Storey Bukit Timah Bungalow

This Bukit Timah bungalow project involved the complete replacement of all existing aluminium windows and external doors across a two-storey detached home. The original timber-framed single-glazed windows were over 20 years old — showing signs of water infiltration, warping, and significant heat gain into the living spaces.

The homeowners approached EZZO.SG with three primary goals: improving thermal comfort to reduce air-conditioning costs, upgrading the home's visual character to match a recent interior renovation, and eliminating the persistent water leakage issues they experienced during heavy monsoon rain.

Following a comprehensive site survey and measurement exercise, the EZZO team specified a complete system using TY150 heavy sliding doors for the main living and dining areas, PRO110 casement windows throughout the bedrooms and bathrooms, and a custom-colour Melanite (matte black) anodised finish across all frames — creating a consistent architectural language throughout the property.

Sliding Doors

TY150 Heavy Sliding Door System

Installed at the main living area and rear garden access. The TY150's 5.0mm profile wall and 150mm frame width provided the structural rigidity required for the bungalow's large openings, while its maximum 7-metre height capability handled the double-volume living space with ease.

Casement Windows

PRO110 Casement Window System

Fitted throughout all bedrooms, bathrooms, study, and utility areas. Inward swing configuration was selected for ease of cleaning from inside, with the tilt-and-turn function providing controlled ventilation without compromising security. High-definition mesh screens included on all operable units.

LOW-E Insulated Glass Units

All glazing specified as LOW-E tempered insulated glass to maximise solar heat rejection while maintaining high visible light transmission. The argon-filled cavity provides thermal and acoustic insulation — critical for a bungalow situated along a tree-lined but busy Bukit Timah road.

What the Homeowners Achieved

Thermal Comfort
Designed to Reduce Solar Heat Gain
LOW-E IGU is specified to reduce solar heat gain compared to single-glazed clear glass; achieved performance depends on orientation, glass build-up and shading.
Water Tightness
Designed for Tropical Exposure
TY150 system uses windproof shutter detailing and precision-sealed frames specified to resist water infiltration under monsoon conditions, subject to installation detailing.
Sound Reduction
Specified for Acoustic Performance
5mm+27A+5mm argon-filled IGU within sealed aluminium frame is selected to support sound reduction; achieved Rw depends on glass build-up and installation.
Security
Multi-Point Locking Hardware
CMECH multipoint hardware on all casement windows; anti-lift hook rail specified on TY150 sliding doors.
"The difference in heat is immediately noticeable — the living room used to feel like a greenhouse in the afternoon. Now it's genuinely comfortable with the air-con set two degrees higher than before."
